Commercial

Commercial cleaning with a clear scope in writing before we start.

After-hours cleaning for offices and small commercial sites: we walk the site before the first clean, the scope we agree on is frozen in a signed service order, and multi-location accounts are billed per site.

Who this is for

Offices, small commercial sites, and multi-location accounts.

Commercial cleans operate on a different rhythm than residential. Access codes, off-hours scheduling, billing contacts, and site-specific scope all need to be set up correctly the first time.

Small offices

Single-location offices with recurring after-hours service, priced per visit against the scope agreed at walkthrough.

Multi-location accounts

Multiple commercial sites under one account: each site its own scope, access plan, skip list, service history, and invoices, with a monthly statement across all of them.

After-hours service

Cleans scheduled outside business hours with documented access plan (keys, codes, alarm protocols).

First-time commercial requests

All first commercial cleans start with a walkthrough so we can review the site personally. We don’t quote commercial blind.

What’s included by default

Commercial baseline scope.

Adjusted at walkthrough to match site layout, access plan, and contract terms.

  • Workstations: dust & surface clean
  • Common areas: vacuum, dust, trash
  • Restrooms: toilet, sink, mirror, floor, dispensers
  • Kitchen / break room: counters, sink, microwave exterior
  • Floors: vacuum + mop hard surfaces
  • Trash & recycling bag-out
  • Entry glass & reception touch-up
  • Access notes & alarm protocol on the job card
How pricing works

Quote-based after walkthrough.

Commercial scope varies too much to quote blind. Every first-time commercial request is routed to a person, not to an instant price: we do a walkthrough to capture the layout, access plan, and required scope before any agreement is signed.

  • First-time commercial: walkthrough + quote, never an automatic instant booking
  • Recurring commercial: per-visit pricing locked to the agreed scope
  • Add-on services priced per request
  • Per-site invoices for multi-location accounts, plus a monthly statement across sites

What we’ll need

  • Site address & access plan
  • Off-hours window
  • Required scope per site
  • Billing contact, separate from site contact
  • Special-handling notes (alarms, badges, escorts)
Proof & documentation

Written scope, recorded work.

Scope agreed once, then frozen

The walkthrough runs on its own checklist: scope items captured with photos, alongside your site contact. What we agree is written into the service order you sign, and the scope in that document (the checklist it names, item by item, plus the price) is frozen at signature. A later change to our price book or our checklists cannot rewrite what you signed, and each visit’s invoice bills against it.

Access plan on the job card

Keys, codes, badges, and alarm protocols are stored encrypted per site and released only to a crew member assigned to that job, only inside the visit window, and every look is logged with who, when, and which job.

Issue / no-access reporting

If a crew can’t access the site or finds a blocking issue, it’s flagged in the portal so the billing contact sees it next morning.

GPS-verified visits

Every visit logs a geofenced check-in and check-out, so your billing contact can confirm the crew was on-site during the agreed window. Where the scope calls for it, before/after photos are filed to the site record too.

Policy notes

A few things to know about commercial.

Industries we cover

Offices, small retail, professional services, light commercial. Medical-grade facilities, food production, and industrial sites are out of scope unless explicitly agreed in contract.

After-hours requirements

If after-hours service is required, the site access plan must be documented in writing before the first clean.

Billing & payment

Commercial billing raises one invoice per site per visit, itemized from the price frozen at signature. Billing contact and site contact are separate portal roles: the billing contact can pay and read but cannot change your service; the site contact can read and report a problem but cannot pay.

Cancellation

Commercial cancellations follow the signed agreement. Recurring commercial cancellations typically require a longer notice window than residential.

Let’s scope your space.

First-time commercial cleans start with a walkthrough so the scope, access plan, and billing structure are on paper up front.
