Cleaning workflows for property managers, rentals, and turnovers.

Stop running turnovers out of a text thread. TABLEROCK gives property managers a real workflow: one account holding every property, your staff on their own logins with their own roles, service history and completion reports per property, and invoices billed the same way.

Who this is for

Built for the chaos turnovers create.

If you manage more than one property, you’ve already learned that running cleaners over text doesn’t scale. TABLEROCK gives you one account holding every unit, your staff on their own logins, and service history, proof, and invoices kept per property.

Residential property managers

For PM firms managing a portfolio of single-family and small multi-family rentals. Turnovers, recurring common-area service, and tenant-move-out cleans.

Independent landlords

For landlords with two to twenty properties who want the same standard across every unit, without per-property phone calls.

Short-term rental operators

For short-term-rental portfolios where turnover happens daily or weekly and a missed deadline costs real money. Rush jobs and bigger crews are built in, not bolted on.

Multi-location commercial

For commercial portfolios where each location needs its own scope, access plan, and per-site billing. See commercial for first-time-clean walkthrough flow.

Multi-property account support

One account. Many properties. Service history per property.

A property manager account can hold many properties, each with its own standing instructions, access plan, recurring schedule, and service history. The portal filters to one property at a time or shows the whole portfolio.

Account-level controls

  • One account holding the whole portfolio
  • Each staff member on their own login, with a role
  • Billing contact and site contact are separate roles
  • Owners and managers invite, re-role, and remove access
  • Manage more than one account? Switch between them in the portal
  • Every access change is written to the audit log

Property-level controls

  • Property nickname you set and can rename
  • Access plan (lockbox, key code, garage, alarm) stored encrypted, released to the assigned crew only inside the job window, and every view logged
  • Pet, parking, and fragile-item notes you edit yourself
  • Customer Do-Not-Do list per property, applied to every visit’s checklist
  • Service history per property: cleans, recurring plan, invoices

Multi-unit buildings

  • Each unit is set up as its own property record, apartment or suite line included
  • Request a clean for one unit (e.g. apartment 3B)
  • Its own invoices, completion reports, and instructions
  • Filter the portal to a single unit, or see everything
  • The monthly statement rolls every unit into one portfolio total
Turnover requests per unit

Request a turnover by unit, not by phone call.

Your team submits each turnover through the request form. Signed in, the request lands on your account, so it appears in your portal, not in someone’s inbox. Each request becomes an estimate, which becomes a signed service order, which becomes a documented clean.

  • Give the unit’s address, apartment or suite line included
  • Toggle add-ons (oven, fridge, laundry, pet cleanup)
  • Set the deadline you need it done by
  • Flag rush/priority if needed
  • Add do-not-do instructions for this visit (the property’s standing ones apply automatically)
  • Submit; you get a price range or we’ll review it personally

Appliance & service add-ons

  • Oven interior & oven pullout
  • Fridge interior & fridge pullout
  • Laundry per load
  • Porch / storage closet sweep
  • Dog poop / litterbox cleanup
  • Rush / priority surcharge
  • Multi-cleaner crew

Why rush is its own line item

The rush surcharge pays for the schedule disruption it creates. The crew’s share of it is split equally among the paid crew who finish the job, trainees included, and nothing is paid out until the job is finished. That is why we can take tight deadlines without burning out the crew.

Rush / priority handling

Tight deadlines without crew burnout.

Some property manager turnovers can’t move. The rush option lets you book inside our standard scheduling window with a documented surcharge.

  • Rush surcharge priced at estimate
  • Surcharge shared equally by the crew that finishes the job
  • Documented on the signed scope
  • Crew assignment confirmation by SMS
  • Completion report delivered same/next day
Completion reports

Every turnover generates a completion report.

A real PDF you can hand to an owner, attach to a deposit decision, or file with the property record.

What’s in the report

  • Property reference, unit address line included
  • Date, crew, and each cleaner’s check-in/out times with minutes on site
  • Signed scope reference, signer, and document hash
  • Checklist log (completed / skipped / missed, with notes)
  • Before/after photo log: type, caption, and time for each photo filed to the job
  • Crew notes written for you (damage, holes, repairs needed)
  • The agreed price, deposit taken, and balance

Where it lives

  • Saved to the job record, under that property’s history
  • Downloadable from the customer portal
  • Real PDF, generated from the job record on completion
  • Private storage: reached only through a short-lived signed link
  • Referenced on the invoice for that turnover

What it’s not

  • Not a damage waiver
  • Not a replacement for tenant walkthroughs
  • Not assembled “later”, but generated from the actual job record
Billing by property

Invoices that match how you bill owners.

Per-property invoicing is the default for property manager accounts. Multi-property statements roll up monthly, and per-property invoices link back to the completion report and signed scope.

  • Per-property invoices, itemized from the price frozen at signature, referencing that job’s completion report and signed scope
  • Monthly statement: every property’s billed, paid, and outstanding totals, and the portfolio total
  • Balances paid by secure Stripe Checkout link, with no card kept on file
  • A billing-contact role that can pay but cannot change your service; a site-contact role that can report a problem but cannot pay

Service history by property

  • Past turnovers and recurring cleans, filtered to one property
  • Completion reports by date
  • Issues you filed, and problems the crew reported
  • Recurring plan status
  • Invoice and payment status
How onboarding works

From request to recurring service.

Submit your account info and an initial property list. We set up each property with its access plan and special-handling rules, and you get the first login as account owner. From there you invite the rest of your team with the role each one needs. Your first turnover validates the scope; after that, requests you submit while signed in land straight on the account, and service history accumulates per property. See how booking works for the per-job estimate flow.

Property manager FAQ

Common questions from property manager accounts.

Do you cover commercial property management portfolios?

Yes. Commercial properties operate through the commercial workflow, which adds a walkthrough step before the first clean.

Can my staff have their own portal access?

Yes. An owner or manager invites them by email from the portal and picks their role. A manager can change property instructions, request work, pay, and manage recurring plans; a billing contact can pay and read but cannot change your service; a site contact can read and report a problem with a clean; a viewer can only read. Roles are enforced by the server on every request, and every invitation, role change, and removal is written to the audit log.

Do you handle short-term rental same-day turns?

Yes, subject to capacity. STR same-day turns are handled as rush/priority and priced accordingly.

How do you handle damage discovered during a turnover?

The crew files it against the job with photos, and it appears on that booking in your portal, so you are not waiting on a phone call. It also carries into the completion report. Cleaning crews don’t perform repairs; flagging is so you can schedule trades and document for deposit decisions.

What about remote rentals (Idaho City, Garden Valley, Mountain Home)?

Remote / quote-only towns get a personal review before we quote. See service areas for tier details.
